With 120 feet of frontage this investments offered a unique opportunity to acquire a strong retail and residential location between Houston and Prince Street s with 22 rent stabilized and one rent control apartment and plenty of upside. The properties sold for $33,500,000 which represented a gross multiplier of 16.8 X of the gross rent and $868 per square foot.
This was the second deal within one year for Cornerstone on Elizabeth Street with the same seller. The previous sale was of 113-15-17 Elizabeth sold in November 2011 for $12,625,000 just a few blocks south. Edmond Levy was the sole broker in the transaction.

  Cornerstone announced the all cash sale of The Kochendorfer Building, a beautiful 6-story loft building at 413-15 West Broadway, for $28,500,000. Edmond Levy was the sole broker in the transaction.
The building, located on West Broadway between Prince and Spring Streets, was originally built as two 25 footers, but was gut renovated with the floors being combined by the Kochendorfer family, who had owned the property for over 70 years. Originally a factory, the building evolved with the neighborhood and has become a landmark.
Tenants include a high end art gallery named "Jamali" and the European clothing store chain "Oska" on the ground floor. The upper floors are occupied by fashion tenants such as "Been Pole," "Leon Max," as well as tenants such as "Sharon's Sorbet" amongst others. Two IMD tenants occupy the top floor.
The ownership of the building started to consider offers in early 2008 and had received multiple bids from local and international buyers for a span of six months. Mr. Edward Gasthalter, Esq., who represented the family, was continuously approached by various investors to acquire the building, but when he met the purchasers, an Irish investment group, he felt confident that they would close.
The property went into contract and closed in 60 days in an all cash transaction. The sale price translates to $950 per foot at a 3.5% CAP.
The seller, 413 West Broadway Corp., was represented by Mr. Edward Gasthalter, Esq. and the purchaser, Willwest Holdings, LLC, by the Law offices of Gallagher & Matthews.

With 50 feet of frontage and total buildable air-rights of 30,000 square feet, it was sought after by a number of potential buyers, but was ultimately acquired by a developer who was willing to work together with the ownership by buying out the tenants and vacating the building.   Cornerstone announced the all cash sale of an 8 building package on one of the most prime Upper West Side locations in New York City.
The properties, located at 140-154 West 72nd Street, consist of 8 contiguous buildings with 54 apartments, 11 office tenants and 11 stores. The 1920s buildings were combined into one zoning lot with a total of 160 feet of frontage. The 60,000 square feet of real estate also have an additional 100,000 square feet of air-rights, but were purchased with the intention to capitalize on the upside potential of the existing low rents. Tenancy includes 30 rent stabilized and 14 rent control apartments as well as low average rents on the retail.
Cornerstone was also the broker in the sale of 120-22 West 72nd Street in 2006, which was sold to Anbau Development, and is currently being developed into a luxury residential Green building.

The 60 year ownership had never placed the properties on the market, but selected Cornerstone to direct a very quiet, and diligent marketing process. Cornerstone successfully brought forward the purchasing party and was able to execute a purchase contract and close in only 4 days.
The buildings sold for an undisclosed price in excess of $37,000,000 which translates into almost 16X the gross rent. Lipa Lieberman, Sales Director, and Edmond Levy, Principal, represented the sellers, Gerald Syndicate, Inc. as well as the purchaser, 140-154 W.72 Realty LLC.
One of the parties was also represented by consultant Lazar Equities and the law firm of Warshaw Burstein Cohen Schlesinger & Kuh, LLP.
